What and How

What is Home Staging?

Photoframe photoHome Staging is the art of preparing a home for market to give the best possible first impression to potential buyers. Creating a buyer-friendly home results in a quicker sale and higher profit.

Home Staging draws buyers’ eyes to attractive features and minimizes flaws. It presents a welcoming, appealing, and attractive product to potential homebuyers. Remember, typical homebuyers decide if they are attracted to a home (or not) within the first few seconds of seeing it.

How Does Home Staging Help Me Sell My House?

Home Staging provides an additional way to promote a home in the real estate market. Staging is not decorating. It actually neutralizes and takes personalities out of the picture.

The goal is to sell a home quickly and for the most money possible, and statistics show that staging makes a significant difference in the number of days a property is on the market and the ultimate sales price.

When to Home Stage?

It is best to stage a home PRIOR to listing it, if possible. You don’t want to market your home until it looks the best it has since you moved in! When those marketing photos are made, you’ll want all the clutter cleared away, white glove cleanliness, and minimal personal items to distract the buyers’ first look.

When your home is staged, be prepared to move! Statistics show that staged homes will generally sell 2-3 times faster than others. In a slow market, you have an edge. In a busy market, your home will stand out from the competition.

Are You A Real Estate Agent?

Real estate agents know about sales, contracts, inspections and closings; but most agents will confess they are not really good at “design.”

You may not be comfortable advising your clients to improve their home’s appearance. In fact, many agents won’t say much at all, for fear they may offend the homeowner(s).

Bringing in a professional home stager takes that burden off of you and provides the homeowner with an objective view.

Every real estate agent appreciates a product that “shows well”; that feedback always indicates a better opportunity for a faster sale.

Keep in mind that, generally, the cost of professional staging will be less than that first price reduction made when the home is not getting good feedback and it has been on the market for a while. The homeowner will more likely receive full value in a shorter time frame.
